How do you get Tenants or Buyers?
Our data base has a number of potential tenants searching properties on rent or clients looking to procure properties. We do advertise your property in all available websites and also inform other agents which would help us to get at the correct tenant or buyer.
Do you thoroughly screen Tenants ?
Yes, this is a highly confidential process and we conduct as partially explained under Services LPMS is ready to offer to our clients. We do a thorough check/ screening process to find the most suitable tenant so that you, as well as LPMS need not worry about rent payment, looking after the property without any damages as it is their own property.
Do you provide financial year statements and if so how much do you charge ?
Yes, our Finance Team with the Auditors will make a copy available to respective clients with no additional charge.
Do you handle renovations and maintenance issues ?
We are quite capable of handling any renovations and maintenance issues. We have a pool of reliable and reputed tradesmen be it Masons, Painters, Carpenters, Aluminum or steel fabricators, Cushioning personnel, Electricians or Plumbers who would be assigned to attend to any maintenance or renovation job under directions of Consultant Engineer and under direct supervision of our dedicated staff.
Are there any hidden charges ?
Nothing of that nature and NO hidden charges at all.
How do you tackle rent arrears ?
This is one of the most important aspects which would be monitored by our staff regularly. We would take immediate action to contact the Tenant in case of any delay on rent payments which is one our priorities. We would communicate with the Tenant, if necessary, meet the Tenant, get them to pay /deposit the arrears and put them back on track to get them to make the rent deposits on the agreed date of the month. In case we fail in all our negotiation attempts which has not taken place up to now and even during the height of Covid, we go to the next level of eviction process with our dedicated staff assisted by our Legal section fully conversant with the eviction process.
How often you have regular checks/ inspections and can I or a relation join you during such inspections ?
We do carry out regular inspections of the property once in two months on a pre-arranged date with the Tenant and the owner or representative of the owner is most welcome to see the state of the property and the professional approach or process we carry out during such routine inspections.
How do you tackle an urgent repair?
In case of urgent repairs, our team assigned to respective property will get on the job with our expertise masons, plumbers or electricians. We will keep the owners and tenants informed and attend to such urgent repairs within 24 hours.
How often rent could be increased ?
Depending on the existing market rent could be increased once a year on completing one year of tenure period and when action is initiated to extend the contract or when your property is given on rent to a new tenant.
Do you provide free estimates for painting jobs?
Yes All estimate are free.
What type of paint do you use?
Anything you prefer.
How do you give your estimates?
We send professionals to your premises and depending on the requirement they will assess / check connected issues / they will take measurements, and a quotation will be submitted within 24 hrs from the date of inspection.
